Oil to gas, honestly assessed
The first question is not what equipment you want — it is whether gas actually reaches your property, and what it costs to get from the street into the house. Along the Route 53 corridor, Assinippi and much of West Hanover, service is generally available. Farther out toward the Rockland and Hanson lines it thins out. We confirm availability with the utility before we quote anything, because a conversion estimate that ignores the service line is not an estimate.
When it pencils out, the project is a high-efficiency gas boiler or furnace, permitted gas piping run under a Massachusetts Master Plumber license, a new venting path, and removal of the old oil tank. That last item matters — an abandoned tank left in a basement or buried in a yard is a liability, not a saving.
Hanover’s housing stock is mostly one era
A large share of Hanover is 1970s through 1990s colonials and splits, which is genuinely good news for heating work. The distribution is usually forced hot water baseboard or ducted warm air in reasonable condition, the mechanical rooms are accessible, and the systems were installed to a recognizable standard. That means replacements are predictable and we are rarely undoing somebody’s improvisation.
What we do find: original equipment now well past 30 years, boilers oversized because they were sized off the previous nameplate instead of the house, and single-zone systems in houses that should have two or three. Where gas does not reach
If your street has no main, the choice is a new oil or propane system versus going electric. Should I convert to gas or go heat pump? If gas is at the street and your ductwork or baseboard is sound, gas is usually the lower-risk choice. If you also want air conditioning you do not currently have, a heat pump does both jobs and collects rebates gas cannot. We quote both.
My boiler is 30 years old and runs fine — why replace it? Because it will not fail in October. It will fail at 2am in January and you will make a rushed five-figure decision on the worst possible night. Planning it in the fall costs the same money.
