Steam systems in the triple-deckers

A lot of Quincy’s older multi-families still run one-pipe or two-pipe steam, and steam is its own discipline. Most contractors either avoid it or quote a conversion because that is easier than learning the system. A well-maintained steam system is quiet, comfortable and remarkably long-lived — the problems are nearly always in the accessories, not the boiler itself.

What we actually find in these buildings: failed radiator air vents leaving the top-floor unit cold while the first floor bakes, a bad main vent making the whole system slow to come up, a water line set wrong so the boiler surges and hammers, lost pitch on a return, and near-boiler piping that never matched the manufacturer’s dimensions. Banging pipes have a cause. So does the tenant who complains every winter while the unit below runs the windows open — that is usually a venting and balancing problem, not a tenant problem.

If replacement is genuinely warranted, a steam boiler is sized to the connected radiation — the total square footage of the radiators — not to a heat loss calculation. Getting that wrong is the most common way a new steam boiler ends up performing worse than the one it replaced.

The boiler that only quits on the coldest days

This is one of the most common Quincy calls we get, and one of the most misdiagnosed. The system runs all season without complaint. Then the temperature drops into the single digits and the boiler locks out, or the water heater cannot keep up, or the burner starts short-cycling. By the time a tech arrives in the afternoon it tests fine — so it gets called intermittent, a part gets replaced, and it happens again on the next cold snap.

Usually the boiler is not broken. It is starving. On the coldest days every gas appliance in the neighborhood fires at once, and the pressure available at your appliance drops. Whether that actually causes a problem in your building comes down to how much slack your gas piping has, and in older Quincy multi-families there is often none.

The reason is straightforward once you look at the history. That gas piping was sized decades ago for a much smaller connected load — maybe a stove and one heating appliance. Since then the building has picked up a boiler or three, separate water heaters, ranges, dryers, and sometimes a generator, all teed off the original runs. On a mild day the demand never overlaps enough to matter. On the coldest morning of the year, everything fires simultaneously and the pipe cannot deliver.

How we diagnose it properly: we add up the actual connected BTU load of every gas appliance in the building, measure the pipe runs and sizing against it, and — this is the part usually skipped — measure gas pressure at the appliance under full fire with everything running, not statically with the burner off. Static pressure looks fine in almost every one of these buildings. That is exactly why the problem gets missed.

The fix depends on what the numbers say. Sometimes it is resizing house piping, which is permitted gas work we do directly. Sometimes the meter or service is undersized for the connected load, which means coordinating an upgrade with the gas utility — we handle that conversation and the house-side work. Either way you get a measured answer instead of another replaced part and another cold January.

Oil, gas, and buildings running both

Quincy is genuinely mixed. Gas has reached most of the city, but plenty of buildings are still on oil, and it is not unusual to find a building running both — oil heat with a gas water heater, or separate units on different fuels because systems were replaced at different times by different owners.

If you are on oil and weighing a switch, oil to gas conversion is real work with real prerequisites, and we will tell you before you commit whether your building clears them: gas has to be available at the street, the service and meter have to support your total connected load, the house piping has to be sized for it, and the old tank has to be properly decommissioned or removed. That connected-load question is not a formality here, and it connects directly to the section above. Adding a gas boiler to a building whose piping is already marginal on the coldest days does not just inherit the problem — it makes it worse. In a multi-family the conversion conversation and the gas sizing conversation are the same conversation, and anyone quoting a conversion without measuring the load is guessing.

One boiler, several tenants

The structural problem in Quincy multi-family heating is that one system serves several households with no way to allocate cost or control. Zones get added over the years without rebalancing, thermostats end up in the wrong rooms, and the owner pays for heat that a tenant regulates with a window. Practical fixes we install often:

  • Rebalancing and proper venting — cheapest first move, and frequently solves the complaint entirely.
  • Zone valves and thermostatic radiator valves so individual units can be moderated without touching the whole building.
  • Modern controls and outdoor reset on hot water systems, which cut fuel without touching the radiation.
  • Separating heat between units where it genuinely pays back — we will lay out honestly what that costs, because often it does not.

Gas replacement and high-efficiency

For forced hot water buildings a high-efficiency gas boiler is usually the answer; where there is ducted warm air, furnace replacement is straightforward. We install Navien, Laars, Lochinvar and Viessmann hydronics and pipe them to spec — near-boiler piping and venting done right matters more for equipment life than the badge on the front.

The caution for old Quincy buildings: a condensing boiler only reaches its rated efficiency at low return water temperatures. With generous cast iron radiation that is achievable; with undersized baseboard it may not be, and you will have paid for efficiency you never see. It has to be measured under full fire with every appliance running, because static pressure reads normal in almost every building where this happens. The underlying cause is often house piping sized for a much smaller load than the building carries today.

Should I convert from oil to gas? Sometimes, but not automatically. Gas has to be at the street, and the service, meter and house piping all have to support your total connected load. In a multi-family that sizing question is the whole project. We measure before quoting rather than after.

Should I convert steam to forced hot water? Usually no. It is an expensive project involving tearing out radiation and repiping an occupied building, and a properly serviced steam system is genuinely comfortable. We would rather fix the vents and the piping.

My top-floor tenant is always cold and the first floor is too hot. Classic steam balancing problem. It is a venting and pitch issue, not a capacity issue, and a bigger boiler will not fix it.

My boiler is 30 years old and runs fine — why replace it? Because it will not fail in October. It will fail at 2am in January with three families in the building, and you will make a rushed five-figure decision on the worst possible night. Planning it in the fall costs the same money.
